Buried in this winter’s market commentary is one line I have been repeating to clients for months. Pam Golding’s CEO reports an uptick in rebuild activity in the R30 million-plus bracket. Wealthy buyers are not finding the homes they want, so they are buying land and building them.

Run the maths and you see why. A luxury build in 2026 costs R25,000 to R45,000 per square metre, before the stand. To end up with a 600 m² home in Sandhurst you are assembling land, professional teams, approvals and two years of your life. The buyers doing this are not saving money. They are buying certainty: the exact home, on the exact street.

Two consequences follow, and they point in opposite directions depending on which side you are on.
