Multiple costings come in for each line of work, all benchmarked against each other and against our own track record on recent builds. You see every quote. You choose, with us alongside you, on price, value, and quality, not on whichever name happened to land on your desk first.

We sit alongside your project manager throughout the build, doing site walks, checking specifications, and protecting your standards. Our job is to make sure the wool is never pulled over your eyes. By anyone.

Every architect, contractor, project manager and interior designer we bring to the table has been vetted by us, on real projects, over years. We do not introduce people we would not hire ourselves.

We bring the interior designer in at the architectural stage, not after the build. Plug points where you actually need them. Lighting designed for how you live. Joinery integrated into the structure rather than bolted on later. The home is designed once, properly, from the inside out.

From first conversation to handing you the keys

Every project is different. The journey is the same.

    The vision conversation.

    We start with you. Not with land, not with floor plans, but with how you actually live, what your day looks like, what you have always wanted in a home and have never had. This conversation shapes everything that follows.

    The land.

    If you don’t have land yet, we find it. We know the suburbs, we know which erven are quietly available, and we know what a piece of land can and cannot carry. If you already have the perfect erf, we work with what you have.

  3. 03

    Town planning, where needed.

    If the land needs rezoning, consolidation, or any planning work to support what you want to build, we run that process through our trusted town planner.

  4. 04

    The architect.

    We introduce you to the right architect for your style, your scale and your vision, and we sit in on the design conversations alongside you, translating the technical into the practical, making sure your brief never gets lost.

  5. 05

    The interior designer, brought in early.

    This is where we differ from almost everyone else. The interior designer joins the project at architectural stage, not after the build is finished. Interiors are designed into the home, not draped over it.

    Competitive bidding, contractor selection.

    We run a structured tender process across our trusted contractor base. You receive multiple costings, fully benchmarked, and we choose together, on price, value and quality.

    The build, properly managed.

    Your project manager runs the site day to day. We sit alongside, on your side of the table, attending site meetings, reviewing variations, and protecting your interests at every milestone.

    Custom interiors and styling.

    Custom furniture, joinery, art curation, soft furnishings: all coordinated as the build completes, so the home is not waiting on a sofa six weeks after handover.

    Move-in ready.

    If you want it, we hand the home over fully ready to live in. Beds made, fridge stocked, candles lit. You bring your clothes and a bottle of wine. That is what move-in day should feel like.

Most builds treat interiors as the last thing. The build finishes, the keys are handed over, and only then does the search for a designer begin. By that stage, hundreds of small decisions have already been baked into the architecture, decisions you cannot easily undo.
