Buying with LuxProp
Which areas does LuxProp cover?
We specialise in Johannesburg's northern suburbs: Hyde Park, Sandhurst, Atholl, Illovo, Inanda, Birdhaven, Melrose, Morningside and Sandown. These are the suburbs we know street by street, and where we have the deepest relationships with owners and developers.
Are the listings on the site up to date?
Yes. Our listings sync directly from our CRM and Property24 every hour, so prices, status changes and new homes appear automatically. What you see is live.
Do buyers pay LuxProp a fee?
No. As is standard in South Africa, estate agency commission is paid by the seller. There is no cost to you as a buyer for us to represent you on a purchase.
Built for You: custom homes
What is the Built for You service?
Built for You is a fully managed route from blank land to a finished, fully styled home. We coordinate the architect, town planner, builder and interior designer under one roof, with Devon as your single point of accountability throughout.
Do I need to already own land?
No. If you don't have land yet, we source it for you. We know which erven are quietly available across the northern suburbs and what each one can carry.
How long does a custom build take?
It depends on scale and council timelines, but most projects run 12 to 24 months from first design to handover. We give you a realistic timeline up front and manage it from there.
Landowner's Edge: unlocking land
What is the Landowner's Edge?
It is our service for landowners sitting on under-zoned erven in tier-one suburbs. We unlock the development value of the land: either by taking it through rezoning and selling it design-ready to a developer, or by partnering you into a joint venture for a larger, structured return.
How long does rezoning take?
A rezoning or subdivision application typically runs nine to twelve months through council. We manage the entire process (town planner, architect, submissions and approvals), so you don't have to.
What is the difference between selling and a joint venture?
Path A is a clean sale of land we have taken through rezoning and design, transacted to a single buyer at a price the raw erf would never attract. Path B is contributing your land into a joint venture with a developer in exchange for a fixed uplift, a guaranteed total return, or a hybrid of cash and a completed home. We structure for both.
Costs, bonds & process
How much deposit do I need to buy?
South African banks typically look for around 10%, though it varies with your credit profile. Use our free affordability and bond calculators to see what you qualify for before you start.
What costs are there beyond the purchase price?
You should budget for transfer duty, conveyancing fees and, if you're taking a bond, bond registration costs. Our free transfer cost calculator breaks all of these down for any price.
